Whelan Associates (WA) Strategic Services Division is comprised of senior level healthcare management and consulting executives who bring many years of experience in community as well as academic hospital systems. In addition, our background includes health system business development in physician group practice mergers and acquisitions.

- We provide the service and expertise necessary to develop a sound project backed by a professional and proven team while our clients/partners remain focused on the operations and productivity of their medical practice or institution
- Pre-leasing to 2/3 occupancy prior to construction/acquisition
- Anchor tenants invited to participate in the equity (ownership) of the project in modest and achievable amounts
- Debt recourse limited to the developer
- Equity investor risk limited to their investment
Our Strategy
We talk with the key market stakeholders in order to understand who the key drivers of the real estate project are. We understand that the “key drivers” can include both major capital investors as well as the providers who will add value to the project. It is important that we both agree on the strategic needs of the hospital system and/or physician group including:
- Will the medical office building include both employed and non-employed providers?
- What is the hospital’s or physician group’s appetite for financial risk?
- Will changing reimbursement systems require greater design flexibility?
- Does the hospital system require future flexibility to move inpatient services to a new facility?
Our History
William N. Whelan, former chairman of Spaulding & Slye Colliers International, founded Whelan Associates, LLC in 2001 along with his son William M. Whelan, former Vice President of State Street Corporation in Boston MA. Together they bring over 64 years of experience of Real Estate knowledge and expertise. Whelan Associates has since grown to represent a larger team of executive and support professionals, all focused to provide superior service to our clients and partners.
The firm is a well-established regional real estate company with experience in the commercial, medical, and professional office markets throughout New England and beyond. Whelan Associates has developed a solid foundation of professional services including development; construction and project management; property management; asset management and planning; leasing and sales and custodial services.
The Whelan team is comprised of industry experts with years of experience in each of our core service areas. Our clients are never transitioned to inexperienced project managers.
